CLIENT OBJECTIVES & RESULTS
CLIENT OBJECTIVES
- Central Toronto Youth Services (CTYS) is a charity-based organization focused on supporting the mental health needs of Toronto youth. CTYS occupies approximately 13,807 sq. ft. over 3 floors in downtown Toronto and has a staff working both in the field and in-office.
With the impact of the pandemic, CTYS operations shifted from an outreach and office-based approach to a fully remote. The staff became fluent with remote skills. Yet when considering their client needs and the most effective way to deliver the services they offer, it is understood that, long term, CTYS believes they should be providing a mix of options to service their clients and meet the needs of their staff. As an overall result their spatial requirements have been reduced.
RESULTS
- Cresa’s remit working with CTYS was to help them define their work requirements and determine their real estate and accommodation requirements going forward. Importantly the client wanted us to focus on some key requests:
- Define CTYS’s work needs and translate these into spatial options
- Provide options that reduce space but do not require expensive changes
We worked with CTYS in several ways to help ascertain their needs:
- Leadership interviews
- Management interviews
- Functional programming survey
- Regular client meetings with the project team
- The deliverables included:
- A report on their needs and options on how to operate going forward
- 3 Feasibility plans providing conceptual solutions to their existing real estate closely adhering to their requests
- Next steps on implementation requirements
The feasibility floorplan options provided to the client for consideration include one that allows them to decrease their requirements by approximately 1,622 sq. ft. while the other, 2nd option decreases their space by 3,371 sq. ft. In addition, the plans make minimal changes to the existing layout so the cost of any changes respects the client's need to restrict any sizeable expenditure.
