Pent-up demand. Requirements did not disappear during 2025, they were paused. As occupiers accept that uncertainty is the operating environment rather than a temporary condition, those paused decisions are moving forward. Third-party logistics providers are a significant driver of current activity.
Longer than most occupiers expect, and the window is closing. Site surveys that produced four or five viable options a year ago are now producing two. The development pipeline offers little relief, since projects are either finished or have not broken ground, with very little in between. Occupiers with near-term expiries should start early. Waiting means choosing from a shrinking set of options with no leverage.
Not materially. Trade uncertainty is what froze the market through 2025. Occupiers have since adjusted and are making decisions inside that instability rather than waiting it out. Deal velocity has picked up despite ongoing trade noise.
